New Urban Monarch App
The planned software transition from AppFolio to CINC is part of Urban Monarch’s commitment to improving the homeowner experience. The new system should go live on January 1, 2025 but in the meantime you can register for CINQ. If you have any questions or need help getting set up, you may contact Urban Monarch at: (616) 228-4792
- Better integration with our banking partners and more enhanced and efficient accounting functions.
- FREE association dues payments for owners who chose to pay via online recurring eCheck payments (no added processing fees like AppFolio charges).
- Continued use of multiple payment options such as automatic debit, online one time or recurring payments, and lockbox services.
Christmas Lights at Entrance
Due to unforeseen maintenance needs resulting from the the sewer project, we cannot hang up lights in main entrance. Will plan to fix this in 2025.
Walking Trails behind the Neighborhood
Some residents of Saddle Ridge have been cutting through from the walking trail behind the sewer plant, to River Bluff Drive to walk to 12 Mile or just walk around. This is private property and the homeowner there has asked that we not walk through their property. This is not just a nuisance to the owner, but it is also potentially dangerous. Homeowner has a dog which may be protective of the property. The dog has a shock collar, but is permitted full run of the property you may be walking through. Please respect his private property and do not walk through it.
Questions about Sewer Billing
We have confirmed that Plainfield Township sewer billing calculation will be the same as we have used historically: The actual usage from Q4 will be used for Q1, Q2 and Q3 so that irrigation use in the summer months should not impact your sewer bills.
Edgerton Trails – School Safety
Congestion at the morning drop-off has been an intermittent issue, we do want to remind you that parking on Saddle Ridge Drive (entrance drive) is always prohibited. Parking on the street or shoulder to drop-off/pick-up your kids creates a traffic & safety hazard. On a related note, all walkers should be using the sidewalks & crosswalks at the roundabout (do not cross from the SE to NE corner where there is no sidewalk/crosswalk).
Parking Reminder
Please remember that parking on-street is always prohibited. This is especially important overnight during the winter months when plow trucks need to be able to clear the streets of snow & ice.
