Cross-Connection Inspection Update

We have completed over 200 inspections since July 15, but we’re still short of completion by a dozen homes or so. All homes are required to complete the inspection.

We will be adding a few more days in late August and/or early September, until those dates are identified scheduling for the group rate is on hold. These dates (currently TBD) may or may not work for you, but this will be our final effort to offer the discounted group rate. We will send this final request via postal mail and email to those who have not completed the inspection.

If you are unable participate in the group scheduling, you will need to schedule it on your own and will pay the standard rate.

Irrigation Ban in effect for the month of September

As previously noted, during the month of September we will be enforcing a ban on irrigation due to water tank maintenance. During the month of September, you should not be using your sprinklers/irrigation system at all. Please set the system to the “Off” position. This is your warning, there will be zero tolerance for violations.

New Management Company: Urban Monarch

Urban Monarch Management has assumed association management responsibility for Saddle Ridge effective August 1st, 2024, Eastbrook Homes is no longer providing management services. All owners who have listed their email address with the association will receive an email from Urban Monarch with access information to your online owner’s portal no later than Friday, August 10th, 2024. If you do not receive your email login instructions by August 10th, please contact info@urbanmonarchmanagement.com to reset your passcode.

Reminders
Election season is here, please do remember that signs (excepting “For Sale” signs) are generally prohibited in the neighborhood without prior approval from the association board. Currently there is a blanket approval for signs relating to school athletics & academics (class of 20XX, graduating seniors, etc.)

Please keep in mind that recreational vehicles, boats, etc., should not be parked in your driveway for more than 72 hours.

On-street parking is also prohibited.

Please also be mindful of posted speed limits and all stop signs and yield signs in the neighborhood.

Residents should not be using the construction entrance, nor driving around the closed gate to enter/exit the neighborhood at any time, for any reason, whether the gate is open or not. .

Prein & Newhof maintains a construction updates webpage for the duration of the construction.  The page will be updated weekly and will be the best resource for residents to visit to obtain the latest information and timing.

WWTP Assessment Updates

The total cost of this project is in excess of $12 million dollars, split between the developer, the homeowners, and Rockford Schools according to the table below.

Distribution of Costs

The assessment for each home will be $16,827. Plainfield Township has agreed to charge simple interest instead of compound interest, and will bill quarterly installments (60) over 15 years. This method of interest calculation will save homeowners significantly when it comes to the amount of interest paid over the life of the assessment.

The assessment will be added to the new sanitary sewer bill that residents will receive from Plainfield Township.

The cost of the assessment, per home per quarter will be $300.08. However, we estimate that much of this cost will be offset by reductions in other line items on the current sewer bills. We estimate the actual increase will be approximately $118 per quarter (amount will vary based on actual usage), as connecting to the municipal system will eliminate or reduce the following items of the sewer utility bill:

  • OP Improvement Fund: $55.00 per quarter (removed)
  • Reserve Fund: $79.00 per quarter (removed)
  • Sewer Base: $88.00 per quarter – (reduced to $40.25 as the Plainfield Sewer Ready to Serve Fee)
